Declaration of Protective Covenants, Conditions and Restrictions August 31, 1994

 

 

1.04 "Owner" shall mean the owner of record, whether one or more persons or entities, of a fee simple title to any lot, which is a part of Conifer Ridge, including contract sellers.

 

1.05 "Conifer Ridge" shall mean all real property now and. hereafter contained in the plats of Conifer Ridge Subdivision filed in the Plat Records of Washington County, Oregon at Book 93 Pages 20-24

 

1.06 "Lot" or "Residential Lot" shall mean a plat of land designated for residential use within Conifer Ridge and identified on the plats thereof, together with such additional lots or parcel as many hereafter; by recorded conditions or restrictions, be brought within the jurisdiction of the Subdivision,

 

1.07 "These covenants" or "Declaration" shall mean the protective Covenants, Conditions and Restrictions as set forth in this Declaration with respect to Conifer Ridge together with the Architectural Control Committee rules .as set forth in Article VIII thereof, as the same may be amended and supplemented from time to time in accordance with the provisions of this Declaration.

 

1.08 "Residence" shall mean that portion or part of any structure intended to be occupied by one family as a. dwelling, together with attached or detached garage and the patios, porches, or steps annexed thereto.

 

1.09 "Property" or "Properties" or "These Properties" shall mean Conifer Ridge Subdivision together with such additional lots or:' parcels as may hereafter, by recorded conditions or restrictions, shall be brought within the jurisdiction of the Subdivision,

 

1.10 "Common area" shall mean all property owned by the Association for the common use and enjoyment of the Owners. The Common area to be owned by the Association at the time of conveyance is described on Exhibit A.

 

1.11 "Architectural Control Committee" shall mean the committee appointed by the Board of Directors of the Conifer Ridge Homeowners Association, Inc.

 

 

ARTICLE II

 

PROPERTY SUBJECT TO THESE COVENANTS

 

2.01 Initial Development. Declarant hereby declares that all of the real property m Conifer Ridge is held and shall be held, conveyed, hypothecated, encumbered, used, occupied and improved subject to these covenants.
